A $10 billion AI data centre is coming to Nova Scotia. What it means for Canadian businesses
EverWind plans a more than 10 billion dollar AI data centre in Point Tupper, and Anthropic has signed a 20 year lease. What it means for businesses, and the funding deadline on 20 November.

In Point Tupper on Cape Breton Island, one of the largest private projects in Nova Scotia history is planned: an AI data centre from EverWind Fuels with more than 10 billion Canadian dollars in investment. Anthropic, the company behind the AI assistant Claude, has signed a 20 year lease. For businesses in Nova Scotia and across Canada, this is more than a distant news story. It is the moment AI infrastructure becomes visible in Canada, with opportunities, with questions, and with deadlines that are already running.
What is planned
EverWind Fuels plans an 18,600 square metre facility in Point Tupper, set to come online by the end of 2027. In its first phase it will draw 95 megawatts of electricity, with an expansion to 325 megawatts planned for mid 2028. Anthropic confirmed on 16 October 2026 its first data centre lease in Canada. The company has not committed to financing the whole development, and the financial value of the lease was not disclosed. Premier Tim Houston and EverWind say the project will not harm the environment and will not cost electricity customers anything. At the same time, community information sessions were held on 4 November, and on 7 November protests took place at seven locations across Nova Scotia, including Halifax. The NDP is calling for an emergency debate in the legislature. People's questions focus on power prices, water, the environment and transparency.
Why Anthropic is going public at the same time
Anthropic filed its public prospectus with the US securities regulator on 26 October 2026 and plans to list on Nasdaq under the ticker ANT. Reports say the roadshow starts in the week of 9 November, with a listing before the US Thanksgiving holiday on 26 November. The reported valuation is between 1.5 and 2 trillion US dollars, after 965 billion US dollars at the last private round in May 2026. The prospectus shows revenue of 16.3 billion US dollars in the first half of 2026 and a net loss of 80.7 billion US dollars, of which 72.4 billion was a one time accounting charge. For Canadian businesses, the message is clear: the provider that just leased a data centre in Nova Scotia is at the same time building one of the biggest stock market stories in tech history. AI is no longer a niche topic. It is infrastructure, capital and politics at once.
What it means for businesses in Nova Scotia
First, work and contracts will appear around construction and operation: building, energy, logistics, security, catering and services. Second, attention on the region will rise. A data centre of this size brings skilled people, suppliers and further investors into view. Third, the debate about power and the environment will reach your customers too. Businesses that can show early how they save energy and use AI responsibly will stand better in that debate. And fourth, there is money that can be applied for now. The Atlantic call of the ACOA Regional Artificial Intelligence Initiative is open and closes on 20 November 2026. It targets small and medium businesses in Atlantic Canada, with a minimum request of one million dollars. BDC offers LIFT loans from 25,000 to 5 million dollars. The Digital Nova Scotia AI Adoption Grant covers up to 75 percent of costs, a maximum of 8,500 dollars plus tax, but its current status could not be confirmed in early November. Check the official program pages before you plan around them.
Three steps to take now
- Check whether your business qualifies for the ACOA funding and prepare the application before 20 November. One day is not enough, so start this week.
- Write down where AI already helps your business, or could help: customer enquiries, quotes, bookkeeping, marketing. A clear project with a clear benefit has the best chance with funding programs and with customers.
- Talk to your customers about energy and data. If you can show that your AI use is efficient and transparent, that is becoming a selling point in Nova Scotia right now.
What not to do
Do not promise contracts that do not exist yet, and do not plan an investment that only makes sense if the data centre finishes on time. The project is announced, not built. Use the attention, but build your business on customers and funding programs that exist today.
A 10 billion dollar project changes a region even before a single excavator moves. For businesses in Nova Scotia that means: watch the deadlines, prepare projects, and take a clear, honest position in the debate about energy and AI. 20 November is the first concrete date. After that, what counts is who is ready when construction begins.

Frequently asked questions
When will the data centre open?
The first phase is set to come online by the end of 2027, drawing 95 megawatts. An expansion to 325 megawatts is planned for mid 2028. The project still needs approvals and financing, so dates can move.
Is Anthropic financing the whole project?
No. Anthropic signed a 20 year lease for capacity in the first phase. The financial value was not disclosed, and Anthropic is not financing the whole EverWind development.
Which funding is open right now?
The Atlantic call of the ACOA Regional Artificial Intelligence Initiative closes on 20 November 2026. It targets small and medium businesses in Atlantic Canada, with a minimum request of one million dollars. Check the official conditions on the ACOA site.
What are people in Nova Scotia arguing about?
The biggest concerns are power prices, water use, environmental impact and transparency. Premier Tim Houston and EverWind say the project will not harm the environment and will not cost electricity customers anything. The debate continues, including in the legislature.
